Checklist

What to include on a cleaning invoice

Regular clients like a short, steady invoice. One-time jobs need a bit more detail.

  • Service date and address

List the visit date or the dates in the billing period, plus the address cleaned. Property managers need it.

  • Type of clean

Name the service, like standard clean, deep clean or move-out clean. Each has a different price and time.

  • Price basis

Show a flat price per visit, an hourly rate with hours, or a rate by square foot. Keep it the same as your quote.

  • Extras and add-ons

List inside oven, inside fridge, windows, laundry or pet hair as their own lines. It makes upsells clear.

  • Supplies fee

If you charge for supplies or eco-friendly products, show it as a line. Many cleaners include supplies in the base price instead.

  • Tips and thank-you note

A short note to repeat clients keeps the relationship warm. Leave tips off the invoice unless a client pays them by card.

Guide

How to price a cleaning job

Start with the time a clean takes and your hourly cost, including labor, supplies, gas and insurance. Then add a margin. Many cleaners quote a flat price per visit based on home size, so clients know the total in advance.

For repeat clients, offer a lower rate for weekly or biweekly visits since you spend less time per visit. Invoice weekly visits as one monthly invoice with a line per date. It cuts down on paperwork for both of you.

FAQ

Cleaning invoice questions

How often should I invoice a weekly client?

Many cleaners send one invoice at the start or end of each month, with a line for each visit. Others invoice after every visit.

Should I charge for supplies?

It is your choice. Some cleaners build supplies into the price, and others add a small line. Be consistent so clients are not surprised.

Do I charge sales tax on cleaning?

It depends on your state. Many states do not tax cleaning services, but some do. Check your state's rules.

What about a cancellation fee?

If you charge one, write it in your terms and invoice it as its own line. A short notice window, like 24 hours, is common.

Can I ask for payment upfront?

Yes. Many cleaners take payment at booking for one-time deep cleans and invoice monthly for regular clients.
